Letting Only Service
Fees
75 percent plus VAT of the first month’s rent
Deposit registration with the Deposit Protection Service (DPS)
Additional charge applies: £48.00 including VAT
Dunedin Sales & Lettings Agree to Perform
• Undertake a property valuation and provide a rental assessment
• Prepare information and take colour photographs for advertising, display, and distribution purposes
• Arrange unlimited advertising through office displays, Dunedin’s website, Rightmove, Zoopla, and OnTheMarket
• Erect a To-Let board unless otherwise instructed
• Arrange and accompany viewings for prospective applicants
• Obtain sufficient and suitable references via Rightmove Referencing, including AML and Sanctions checks
• Complete Right to Rent checks on prospective tenants
• Ensure all legal compliance is in order
• Prepare and execute the tenancy agreement (periodic as of 1 May 2026)
• Arrange for the tenancy to be signed via the Rightmove portal, including service of:
Tenant How to Rent Guide
Energy Performance Certificate (EPC)
Satisfactory Electrical Safety Report
Current Gas Safety Certificate where applicable
Deposit Guide with Terms and Conditions
• Sign the tenancy agreement on the landlord’s behalf unless instructed otherwise
• Collect the first month’s rent
• Collect a deposit equivalent to five weeks’ rent
• Provide a statement of account
• Provide information and instruction to the tenant regarding their responsibilities

Rent Collection Only
In addition to the Letting Only Service above, for an additional monthly fee of 5 percent plus VAT.
Reduced letting fee: £350.00 plus VAT of the first month’s rent
Please note that inventories and check-out reports are not included in this service.
Managed Services
Managed – Standard
In addition to the Letting Only Service above, for an additional fee of 9 percent plus VAT.
Reduced set-up fee: £395.00 plus VAT
This service includes:
• Protection and registration of the five-week deposit using the DPS custodial scheme
• Smoke and carbon monoxide detector check
• Transfer of utility information to providers
• Full tenancy management including repair and maintenance reporting
• Acting as the first point of contact for tenants throughout the tenancy
• Assessment of responsibility and liability for reported issues
• Obtaining quotations from recommended contractors
• Instructing contractors on behalf of the landlord
• One property visit within a 12-month period
• Annual safety certificate reminders
• Annual rent increase notice (Section 13)

Fully Managed – Premium
In addition to the Letting Only Service above, for an additional fee of 11 percent plus VAT.
Set-up fee: £550.00 plus VAT
This service includes:
• Two property inspections per year
• Inventory included
• Check-out included
• Deposit dispute handling at the end of tenancy
Optional Annual Covers
Legal Expenses Cover: £90.00 plus VAT per annum
Rent Guarantee Insurance: £220.00 plus VAT per annum
